ARB

The Association operates an Architectural Review Board (ARB) that consists of four members to maintain “certain objective standards relating to design, size and location of dwellings and other structures…”   Objective standards and guidelines include but are not limited to: Architectural Guidelines, Uniform Sign Regulations, Uniform Mailbox Regulations, and Landscape Guidelines. 

  

  

Philosophy

In order to create a living environment and community that is harmonious and preserves a sense of identity and community, the design process for individual homes has, as its objective, building forms which are carefully planned additions to the natural setting.  Careful siting, selection of colors and materials, and design consideration that extend beyond the building walls to include entire site are important means of achieving this objective. The mission of the ARB is not to prevent property owners from enhancing or adding to their property, but it does seek to make sure that those enhancements are consistent with the overall appearance and keeping of the Dunlora community.  They are eager to work with property owners to help them implement their desired improvements.

  

Process

REQUIRED DOCUMENTATION:

 1. Complete the attached APPLICATION FORM.  

2. Include a formal plat of your lot showing property lines, easements and setbacks. For   additions/modifications to building or landscaping, the proposed work must be clearly shown on the plat and drawn to scale with dimensions, including all dimensions from property lines, easements and setbacks. Note: Plats are typically included with home sale and are available at the County office.  

3. Notify your neighbors and complete the ACKNOWLEDGEMENT of DESIGN FORM. Although final approval rests with the Architectural Review Board, the Board requires that you notify your immediate neighbors of your proposed plans and provide them a completed copy of the APPLICATION Form.  On this form, please print the names, address, and phone number for all neighbors whose property borders yours, including property owners on both sides, across the street, and behind, and obtain their signature. If a neighbor chooses not to sign, please note why.  

4. For construction work, include a complete set of architectural drawings detailing the construction design and materials (type, size, colors, stains) and showing floor plan, exterior elevation, and primary details (e.g. overhangs, railing pickets, etc.).

Items Requiring ARB Approval

ARB approval is required for any improvements placed or constructed on a lot including but not limited to the following:

  • Construction of a new home
  • Driveway & Parking Areas
  • Modifications or additions to an existing home
  • Terraces
  • Landscaping
  • Exterior Colors
  • Fences
  • Awnigs
  • Pools
  • Exterior Lighting
  • Basketball goals, swing sets or play equipment
  • Retaining Walls

 Alterations in the exterior appearance of any building, fence or other structure, including exterior color or finish, require ARB approval.

Pine trees measuring less than 6 inches or other trees measuring less than 3 inches in diameter, at a point 2 feet above ground level may be removed from lots by the Owner without ARB approval. Should such removal occur the Owner shall be responsible for cleaning and seeding the lot as necessary. Removal of larger trees shall require approval by the ARB.

  

Overview of ARB Review Process

  • Improvements must be staked on site.
  • 2 sets of building permit ready working drawings must be submitted to ARB. (ARB will, if sought by owners, review sketches and/or preliminary drawings of site plans in order to give opinion on design concept prior to obtaining building permit ready drawings.)  Final ARB approval will be granted upon proper submission of final plan review to include exterior textures and colors.
  • ARB approval to build, additional information or required modifications will be granted within thirty days after submittal.  One copy of final plans will be returned to owner at this time.
  • ARB requires two inspections and approvals—a Stakeout Review and a Final Compliance.  Upon completion of these two inspections a final Certificate of Compliance will be issued by the ARB.
  • Additions or alterations to approved plans need to be approved by the ARB prior to changes being put into effect.
  • Actual exterior construction must comply with approved plans and specifications.  Final clean up must be completed prior to receipt of Certificate of Compliance.  Final landscaping must be completed with 12 months of start of exterior construction.
